Development of the Stanton Ironworks site

What are your thoughts and concerns about Spring UR's proposed redevelopment of the Stanton Ironworks site?

Land use

This has been an industrial site for hundreds of years. Unemployment is rising. People need somewhere to work.

Stanton

I passed through the site only last week and thought that it would be a place worth development. Some of the area has already been given over to light industry and commerce but huge areas are derelict. It would be difficult to return the area to a more natural state... although not impossible. During the last war a large area south of Ruddington was a munitions factory producing bombs from concrete bunkers and workshops. It is now a lovely Country Park with a Transport Heritage Centre and well worth a visit. At the moment the Green Belt is under threat from development in many areas and it is very important to protect this. Please see www.CotgraveActionGroup.co.uk. It would only seem fair to build housing on brownfield sites before raping the Green Belt. (Or, indeed, driving roads needlessly through it!) Its worth noting that with house prices so high, the economy in panic and with so many recent arrivals departing that the government population figures and forcasts, which drive the house building frenzy, are probably out of date! Time (or a sudden attack of honesty) will tell but it would be a tragedy if that turns out to be the case and Green Belt land is lost forever.

I have only resently moved to the area and was attracted to it because of the wildlife and greenery. I want somewhere for my children to be able to grow up in and expore. If we let this happen then every developer is going to think that they can build houses where ever they please. Plus at the state that the economy I doubt many of the houses will sell anyway.

Alternative Land use

Please be aware that with the current economic climate, the development of this land for residential land does not look as attractive as six months prior. This land will be developed, previous regeneration plans have included open cast/landfill and a Waste to energy plant(waste incinerators). With the nearby rail link, a new road would not be required to transport the waste.

My view

The countryside around Stanton and Dale Abbey is very precious, given all the development, major roads and 2 cities close by. I understand there may be a need to redevelop brown field sites but it has to be done in context with the surrounding area - here just building a huge housing estate with a road slashing through the relatively peaceful route outlined seems insensitive and would lead to the area ending up as just another suburb. There are examples where redevelopments have been done in consultation of the local community as a whole and taking environmental concerns into consideration and this must be done here not just for us but for generations to come

Be under no illusions, Saint

Be under no illusions, Saint Gobain are massive, they are the biggest building wares company in the world, and the economic climate will have no bearing on their decision to develop the site, they will happily sit on the site for as long as they need to in order to get their own way, and the cost of them building the properties will be minimal, as they own enough companies to source everything from in-house, also, if they leave it long enough, the site will look derelict, it will be an eye sore, and people will then encourage the development.

What needs to happen is not a complete NO to the whole re-generation/re-development of the site, the site should be developed with jobs in mind, linking up with Quarry Hill Industrial Estate, and possibly a percentage of homes, but the new road should be avoided and campaigned against at all costs !

There is no saying that all the residents would all at one time head straight for the M1, some might work in Derby so require the A52, some in Long Eaton, Ilkeston, Beeston etc. Current routes should be improved and expanded where possible to allow for any additional traffic, with minimal effect on residents and greenbelt land.

Ironworks

Why did they have to close the ironworks in the first place? Mainly so they could use their plant in France and ship it over here! no regard to jobs lost here as long as they protect French jobs. I know many people that knew they would be out of work as soon as St Gobain took over.

Keep the steelworks - they will always be needed. Turn other parts into a good park - similar to Shipley. We could also do with a decent industrial museum to celebrate the history of the area. Erewash museum ok - but too small. COuld have large outdoor exhibits for the kids to play on and see as well as displays inside!

There is still a huge air raid shelter in Stanton as well, this could become part of the museum!
